What does the application and leasing process look like?
Applying is simple! Browse our available floorplans at LakesideVillageLife.com, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home
Can I request a specific floor or location?
Absolutely! We will note your preferences. Our team will do their best to match you.
How long does it take for an application to get approved?
Most applications are reviewed within 24-48 hours of submission. Our leasing team will contact you with a decision and any next steps.
What all do I need to apply?
To complete your application, you will need:
- A valid government-issued photo ID
- Proof of income
- Application fee of $60.00 per person age 18 or over
What income is required to qualify?
Applicants must have a combined household income of at least three times the monthly rent. For example, for a $1200 apartment, a minimum income of $3600 per month is required.
What is acceptable proof of income?
We accept:
- 60 days of most recent, consecutive pay stubs and 2 most recent bank statements (PDF)
- Most recent tax returns (self-employed)
- Official offer letter on employer letterhead if starting a new job
- Copy of court order for alimony or child support payments
- Other: Retirement income, Proof of student loan (only 1/3 can be counted as income)
What happens if I'm approved for an apartment but my roommate is not?
If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.
Do you offer short-term leases?
Yes. Short-term leases of 3-9 months are available at a premium monthly rate. Contact our leasing office for current availability and pricing.
What lease terms are available?
We offer flexible lease terms ranging from 3 months to 12 months. Contact our leasing office for pricing by term length.
Is there a preferred employer program? If so, who are the preferred employers?
No, we do not offer a preferred employer program.
What is the notice requirement to terminate my lease?
A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details
What is your move-in process?
On move-in day, meet our team to pick up keys, complete a home condition checklist, and review community guidelines. All move-in costs must be paid in full before keys are released. Return your inspection form within 48-72 hours.
What is your move-out process?
Before moving out, please schedule a walkthrough, return all keys and garage remotes, and ensure the home is in original condition. Deposit processed within 30 days per state law.
Do you require a security deposit? How is it determined?
Yes, a security deposit is required at Lakeside Village and is determined by credit, income and previous rental history. Please contact the leasing office for more information on the deposit.
Is my security deposit fully refundable?
Your deposit is refundable, minus any deductions for damage, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.
Do you require renter's insurance?
Yes. All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen.com.

Tours are available during leasing office hours:

Will I be able to see the actual apartment that I will be renting?
Absolutely when available -- we will do our best to show you your specific unit. If not available yet: We offer tours of representative homes. Your unit will be freshly cleaned and move-in ready.
Which floorplans have the best natural light?
Ask our leasing team for the sunniest options!
What is the typical ceiling height of your apartments?
Our apartments feature 9-foot ceilings throughout.
Do any of your floorplans have a den or home office space?
Yes- contact the leasing team for units with this flex space.
What condition will my apartment be in at move-in?
Every home is professionally cleaned and inspected before move-in.
How long will the apartment I want be available?
Availability changes quickly! We recommend submitting your application as soon as possible. Contact our leasing office for current availability.
What happens if my preferred apartment becomes unavailable?
Our leasing team will present you with comparable alternatives matching your preferences.
What is the lease renewal process?
We will notify you approximately 90-120 days before your lease expiration with renewal options. To renew, accept the renewal offer, wait for us to generate your renewal lease, sign your renewal agreement online.
How do I pay rent?
Rent can be paid securely through our Resdeint Portal online portal using debit, credit, or E-check.
When is rent considered late?
Rent is due on the 1st of each month. A late fee of 10% of your rent will be applied if rent is not received by the 3rd.
Can I break my lease? If so, what are the stipulations?
Early termination is possible with 60 days' written notice. An early termination fee of 1 months' rent will apply. Please review your lease or contact our office.
When/How should I set up my utilities?
We recommend setting up utilities at least 1 week before move-in:
- Electricity: Georgia Power
- Water/Sewer: Community billed by 3rd party
- Internet: W.O.W
We will send you a Welcome Letter once approved with all the contact information needed.
Is Wi-Fi available in common areas?
Complimentary Wi-Fi is available in the clubhouse, fitness center, and pool area.
Is maintenance offered?
Yes! Our professional maintenance team is available to assist. Standard maintenance Monday-Friday; emergency maintenance 24/7.
How long is the average maintenance request?
Standard requests are typically completed within 48 hours. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.
Do you offer furnished or corporate apartments?
We do not offer furnished apartments, but our team can recommend local furniture rental services.
Can I have a grill on my patio/balcony?
No. Per fire safety regulations, open-flame/charcoal grills are not permitted on patios or balconies.
Can I sublet my apartment or put it on Airbnb?
No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.
What happens if something breaks in my apartment?
Submit a maintenance request as soon as possible. Our team will address it within 1-3 business days. For urgent issues: water leak, HVAC failure, refrigerator outage), call the emergency line through our office phone immediately.
What amenities does your community offer?
Lakeside Village is a neighborhood-style community with amenities including:
- Community clubhouse / gathering pavilion

- Dog park / pet wash station

- A beach overlooking the lake

What are the rules for the clubhouse amenities?
Full community standards are in your lease and welcome packet.
Can I reserve the clubhouse for a private party/event? If so, is there a cost?
The clubhouse is available for private reservations. A refundable reservation deposit of $200 is required. Rental fee is $50 per hour. Contact the leasing desk to book. Availability is first-come, first-served.
What are the pool hours?
The pool is open from 9 am to 10 pm.
Is the pool open all year?
Yes! Open year-round, weather permitting.
Does the community offer on-site recycling?
Unfortunately, we do not offer on-site recycling. The nearest recycling center is Cooper Creek Part, only a 10-minute drive away.
Where do I take my trash?
Trash is collected at your door Sunday - Thursday. Trash cans, that we supply for each unit should be placed outside your front door between 6-8 pm and returned inside your unit after pickup or by 9 am.
Are there additional storage options?
Storage units available for $40/mo. Contact the leasing office for availability.
Are there quiet hours?
Yes. Quiet hours are 10:00 pm to 8:00 am daily. We ask all residents to be respectful of neighbors.
Are pets allowed?
Yes! We welcome pets at Lakeside Village. We allow up to 2 pets per home. Breed restrictions may apply -- see our full pet policy.
What is your pet policy?
We welcome cats and dogs:
- Max pets: 2per home
- One-time pet fee: $500 for 1st pet, $300 for 2nd pet
- Monthly pet rent: $25 per pet

- Pet responsibility: Residents must maintain prompt pet waste removal.
All pets must be registered.
Can I bring guests to the pool and other amenity areas?
Yes! Each resident may bring up to 2 guests. Residents are responsible for ensuring guests follow all community rules. Guests must be accompanied by a resident at all times.
What neighborhood is your community located in?
Lakeside Village is nestled next to Beaver Run subdivision in Midland, GA, offering the feel of a quiet residential neighborhood.
Are there grocery stores nearby? Are they within walking distance?
